Dear Mr. Landlord:

This letter is a formal demand letter sent to you pursuant to Massachusetts General Laws, Chapter 93A, Section 9.

When I moved into the second floor apartment at 666 Silverfish Street, Networth on April 1, 1991, 1 paid you a security deposit of $400. A copy of your receipt is enclosed.

I moved out of the apartment on October 31, 1993, over two months ago, and you have failed to return my security deposit to me, as you are required to do by law. You have not given me any written explanation of why you have not turned over the security deposit. I gave my keys to your manager on October 31, 1993, and the apartment was in good condition when I left. My rent was paid through the end of October. You have not responded to my telephone calls and the letter which I have written to you.

Since it has been more than thirty days since I moved out of the apartment, I hereby demand that you send me a check for $1,200, which represents three times the amount of the security deposit, because you have violated the law and the Attorney General’s regulations regarding security deposits.

Chapter 93A provides that you have thirty (30) days from your receipt of this demand letter to respond to me with a reasonable offer of relief or settlement. If you fail to do so, the statute provides for multiple damages and the reasonable attorneys’ fees which I may incur in order to bring this matter to court.
